The Digital Mandate: Property Settlements in NSW Are Now Online

Property settlements in NSW have changed dramatically. The era of paper titles, bank cheques and couriered documents is well and truly over. Since October 2021, New South Wales has operated under mandatory electronic conveyancing requirements, meaning most Torrens Title property transactions must now be completed through approved Electronic Lodgment Networks (ELNs) such as PEXA.

This was more than a simple technology upgrade. It fundamentally changed the way ownership transfers are completed. Paper Certificates of Title have been abolished, and land dealings are now lodged electronically with NSW Land Registry Services. For sellers, this means a settlement process that is faster, more secure and far more efficient than the old paper-based system.

PEXA acts as the digital settlement room. Conveyancers, solicitors, lenders and other relevant parties work together within a secure online workspace. Documents are prepared, reviewed, signed and lodged electronically, while settlement funds are transferred through the platform on settlement day.
