However, from 1 July 2026, another important aspect will become central to the process: proving the origin of the funds used in the transaction.

Australia has expanded its Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) reforms to include conveyancers, lawyers, real estate agents and accountants. As a result, property professionals will have a legal obligation to better understand their clients, the source of their funds and the overall nature of the transaction. These changes are designed to help stop offenders from using the property sector to launder illicitly obtained funds.

Buyers and sellers may now be asked questions they would not previously have had to answer during a property transaction. A conveyancer may ask about savings, loan approvals, inherited wealth, business income, trust structures or other sources of wealth. Although these requests may feel personal, they are increasingly becoming part of the compliance process across Australia.
