Our Process & Fees - Incl. GST

  • Contract review fee: $480.00 (standard) or $650.00 (off-the-plan).

  • Total professional fees if proceeding: $2,500.00 (standard) or $3,000.00 (off-the-plan).

  • Strata/community levy adjustment certificate: $119.90 (GST incl.) applies when purchasing in a strata or community scheme.

The contract review fee is payable before we begin and will be credited toward your total professional fees if you proceed. It covers detailed legal advice on contract terms, special conditions, and any land restrictions, along with information from local council and sewer services. We also handle communications with the vendor’s legal team regarding amendments or the property’s history. If you’re purchasing a unit, you’ll receive the same level of legal guidance, as you’re a co-owner of the strata complex and land.

Urgency Fee (Auctions & Tight Deadlines) - Incl. GST

  • 24-hour turnaround: $330.00
  • 2–3 business days: $175.00

Urgent fees are in addition to professional fees and are required upfront so we can prioritise your file.

Inspections

We can arrange inspections via trusted partners on request:
  • Building & Pest: approx. $550 – $800
  • Strata Inspection: approx. $400 – $500

After-hours Appointments

  • Saturday/Sunday (9 am – 5 pm): $330.00 (paid in advance)

  • Monday–Friday (5 pm – 8 pm): $220.00 (paid in advance)

    • PEXA Electronic Settlement Fee: ~$146.30 (inc. GST).

    • NSW Land Registry Services (LRS) Registration: ~ $182.73 (inc. GST, set by NSW Government regulation and updated annually).
