The Single Parent’s Sovereignty Plan: Turning a 2% Deposit into a Family Home

Being a single parent or legal guardian in NSW is not just a role; it is a full-time command centre. You are managing school runs, bills, meals, rent, work, appointments and the emotional weight of keeping a household steady. For many families, the old 20 per cent deposit target has felt almost impossible. The good news is that the Family Home Guarantee, now part of the Australian Government 5% Deposit Scheme, allows eligible single parents and single legal guardians to buy with a deposit from 2 per cent and avoid Lenders Mortgage Insurance.

The first step is knowing whether the door is open to you. The scheme is designed for single parents or single legal guardians with at least one dependent child, and official current guidance states that income does not restrict access under the single-parent stream. That is important because older scheme material referred to a $125,000 income cap, but the current Government scheme page now presents the single-parent pathway as having no income caps.

The maths is where the scheme becomes powerful. On an $800,000 home, a traditional 20 per cent deposit is $160,000. Under a 2 per cent deposit pathway, the deposit starts from $16,000. That does not mean every buyer can automatically borrow the remaining amount, and it does not remove normal purchase costs, lender checks or repayment responsibility. But it can dramatically reduce the time it takes to move from renting to owning.

NSW buyers also need to watch the price caps. Housing Australia announced higher property price caps from 1 October 2025, with Sydney, Newcastle, Lake Macquarie, Illawarra and Wollongong listed at $1.5 million, while the rest of NSW is listed at $800,000. For first-home buyers, NSW transfer duty support may also help: Revenue NSW states that eligible first-home buyers can receive a full transfer duty exemption for new or existing homes valued up to $800,000, with concessions for homes over $800,000 and under $1 million.

There is a strong sales angle here too. A parent using the 2 per cent pathway should not be dismissed as a “weak buyer”. With proper pre-approval, clean documents and a responsive conveyancing team, they can be serious, motivated and ready to move.
