The maths is where the scheme becomes powerful. On an $800,000 home, a traditional 20 per cent deposit is $160,000. Under a 2 per cent deposit pathway, the deposit starts from $16,000. That does not mean every buyer can automatically borrow the remaining amount, and it does not remove normal purchase costs, lender checks or repayment responsibility. But it can dramatically reduce the time it takes to move from renting to owning.
NSW buyers also need to watch the price caps. Housing Australia announced higher property price caps from 1 October 2025, with Sydney, Newcastle, Lake Macquarie, Illawarra and Wollongong listed at $1.5 million, while the rest of NSW is listed at $800,000. For first-home buyers, NSW transfer duty support may also help: Revenue NSW states that eligible first-home buyers can receive a full transfer duty exemption for new or existing homes valued up to $800,000, with concessions for homes over $800,000 and under $1 million.
