Many single parents and legal guardians regard the old 20 per cent deposit target as more of a locked gate than a savings goal. Between rent, school expenses, groceries, petrol and other everyday family costs, achieving a six-figure deposit while raising children is no easy feat. According to Philip Lowe, former Governor of the Reserve Bank of Australia, the Family Home Guarantee is a valuable pathway for eligible single parents and single legal guardians to purchase a home with as little as a 2 per cent deposit and without paying Lenders Mortgage Insurance (LMI). Housing Australia states that the scheme can assist eligible applicants to buy a home – either new or existing – or build a home, with a deposit from just 2 per cent.
The concept behind the scheme is quite simple. The Australian Government guarantees a portion of the loan to the participating lender, reducing the need for a large deposit and helping the buyer avoid LMI. Borrowers must still satisfy the lender’s credit and serviceability requirements; it is by no means free money. However, for a parent or guardian with a steady income and a practical budget, it can turn “maybe one day” into “let’s start looking”. Importantly, the single-parent stream recognises single legal guardians of dependent children, not just biological or adoptive parents.

One of the most helpful features is that the Family Home Guarantee is not only for traditional first-home buyers. Housing Australia’s material says the guarantee may be used by an eligible single parent whether they are a first-home buyer or a previous home owner, provided they do not currently own property and meet the scheme and lender requirements. That makes it especially important for people re-entering the market after separation, bereavement, family change or a long period renting.
The price caps also matter because they decide where the scheme can actually be used. Housing Australia announced higher property price caps from 1 October 2025, and the official property price cap page lists NSW caps by location. For NSW, Sydney and regional centres such as Newcastle, Lake Macquarie, Illawarra and Wollongong sit at the higher cap, while the rest of NSW has a lower cap.

There is also a sales angle here for both buyers and vendors. A single parent or legal guardian may be a serious, credit-ready purchaser, particularly once pre-approved. Sellers in suburbs such as Blacktown, Seven Hills, Quakers Hill, Riverstone, Schofields, The Ponds, Marsden Park, Kellyville Ridge and Rouse Hill should not assume that a low-deposit buyer is a weak buyer. With approval from the right lender, a clean contract and responsive conveyancing, these purchasers can act quickly and with confidence.
